Renovated throughout in 2025, this generous and thoughtfully updated home is a brilliant base for large families or groups of friends looking to spend time together in one of the Lake District’s most scenic spots.
The barn blends traditional Lakeland character, think slate, solid walls, and original proportions, with the ease of modern living. Inside, everything is new: kitchens, bathrooms, furniture, and systems, along with a newly built terrace designed purely for enjoying those views.
Space to Unwind and Enjoy
The layout works beautifully for groups, with four bedrooms on the ground floor and the main living spaces and fifth bedroom upstairs, making the most of the elevated position.
There are five comfortable bedrooms in total, two with en-suites, plus a family bathroom and two additional WCs, so there’s no queueing even with a full house. The brand-new kitchen is fully equipped for proper group cooking, while the dining room comfortably seats ten, ideal for long meals and slow evenings together.
Upstairs, the main living room centres around a wood-burning stove, perfect after a day on the fells, while a separate TV room gives everyone space to spread out. A large utility and boot room makes life easy for walkers, cyclists, and swimmers coming back muddy, wet, or tired.

Location
2 Hart Head Barn sits next door to Rydal Mount and directly on the scenic Rydal–Grasmere circuit walk. The Fairfield Horseshoe begins nearby, and some of the area’s best walking, cycling, and wild swimming spots are right on your doorstep.
Rydal itself has two excellent cafés (at Rydal Mount and Rydal Hall) and a welcoming pub serving food, The Badger Bar (dog friendly), so even on slower days you don’t need to travel far.
Grasmere is around an hour’s walk, while Ambleside is roughly 30 minutes on foot, or just a very short drive in either direction. The bus stops at the end of the road, making it easy to get around without always using the car. Both villages offer plenty of cafés, independent shops, pubs, and restaurants, with Ambleside also home to a cinema, Michelin-star dining, and ferry connections from Waterhead on Lake Windermere.
